    Signing up for 356 home warranty, I opted for the premium plan since it has roadside assistance included, and it was the only service we actually used. None of our covered appliances or systems broke down. I guess we were fortunate, but I can’t help the feeling it was kind of a waste of money. As for the company itself, they are pretty professional and overall decent and fair.

    I’ve had First American for my own for a while, and then I heard that some other realtors were adding this type of protection to their property, in order to boost sales. People sure appreciate this kind of additional safety, so I figured it made sense. It does make sense, but my sales didn’t rise as much as I expected them to after adding home warranty to some of them. The formula sounds amazing, but it’s not magical. You still have to factor in plenty of other things that decide whether you are going to make a sale or not. And it is definitely not a good move for beginner realtors and those that don’t have a big enough budget.

    Total Protect is alright but I have one complaint. They should explain plans and details better. It’s confusing and you definitely want to get the right combination of deductible and premium.

    Total Home Protection was alright when it came to signing the deal and answering the calls and claims and all. The trouble started when they were unable the fix my washing machine, which was clearly covered. They tried to deny my claim but when I got the second opinion the tech guy said the problem was covered. Then, the company technician said the machine couldn’t be repaired and they said they would get me a new one. It took them two months to do that. And when they did, they got me a washing machine of much poorer quality, and a different brand, to that. Apparently, they are entitled to do that, to get you a SIMILAR appliance, not the SAME ONE.

    My home has some very old systems and appliances so I figured I get some warranty on them because over the years the costs of repair have stacked up to ridiculous amounts. I chose Select Home Warranty because a neighbour uses it and he told me it works for very old systems as well. However, there is a trick there. They don’t repair just about anything that’s covered. For example, my AC system had a fault that was outside their coverage terms, so they couldn’t fix it and I still had to pay a different repairman for the fix.
